Construction Defects Assessment at NYC Luxury Condominium Conversion
Beacon Consulting Group provided construction defects assessment services related to issues at a building renovation / conversion project in New York City.
This building renovation project in New York City entailed the conversion of approximately 101,600 square feet of existing office space in a landmark building to 38 luxury condominiums. The Plaintiff claimed damages due to defective work at the building façade, cupola, common areas, and exterior walls. The total claim was valued at $9.3 million.
Beacon's Role:
Beacon was retained to prepare a report that quantified the potential liability to the General Contractor for defective work and any resultant damages. Beacon reviewed the claim documents, contract documents, expert reports, and damage estimates. Our report quantified the cost that the General Contractor’s Insurance could be liable for and how much of that work would be covered as resultant damages. In addition, Beacon identified that over half the plaintiff’s claim was a betterment to the initial contract that would be outside the responsibility of the contractor.
