Beacon's Construction Management Team Successfully Takes on Massachusetts Library Renovation / Expansion Project

In the summer of 2020, Beacon Consulting was retained by a leading Surety to provide Construction Consulting services for a public library renovation and expansion project in Sherborn, MA. The project consists of a two-story addition totaling 9160 square feet, featuring a children’s library on the first floor, a community hall with multi-purpose room on the lower level, and renovations to the existing library. Work also included selective demolition and removal of sections of the existing building including hazardous materials removal and abatement, as well as site work, landscaping, and site utility work.

When Beacon was first retained, the General Contractor had defaulted and the Surety was involved. There were numerous schedule delays and issues to resolve. Beacon's team quickly assessed remaining work, performed a cost-to-complete analysis, conducted walk-throughs to assess the status of the project and potential issues, and then provided Construction Management (CM) services to bring the project to completion. Beacons CM team helped to manage a wide range of remaining work on the project including masonry, waterproofing, roofing, finishes, sitework, and landscaping. The total construction cost for this renovation and expansion project was close to $8 million.

As of this writing (late June 2021), the project is getting very close to substantial completion (some abatement work is ongoing). Key team members on this project include Jim Bruno, John Richmond, and Marcus Lehner, all based in Beacon's Medford, MA office.
