Project Evalution, Planning & Pre-Construction.Beacon helps financial institutions, project owners, and other project stakeholders (such as government agencies, surety companies, investors and development partners) with the evaluation of proposed construction projects. Our many years of experience analyzing, estimating and planning projects enables us to provide our clients with independent / expert guidance related to project viability. By providing services such as "Document & Cost Review (DCR)" and Conceptual Budget / Schematic Estimating, we help clients to efficiently complete the due diligence necessary to minimize risks, identify areas of concern, and provide an impartial, early-stage evaluation of a project's overall viability. For example, our estimators and schedulers can quickly identify if a project plan contains projections that may be overly optimistic. By leveraging our extensive experience creating and reviewing RFPs and managing the re-let process (for Surety projects), Beacon helps to ensure that the best possible team is in place to complete a project reliably, safely and as planned.

Project Management & Monitoring. Whether acting as a consultant on behalf of a Surety company, financial institution, or government agency, or as the primary Construction Manager (CM) on a project, Beacon's team of experts help to track and manage the many simultaneous tasks which must be completed efficiently, reliably, and safely. Project Closeout Management. Beacon often plays an important role in ensuring an efficient and complete project closeout process. This is a critical stage in any construction project, particularly for projects which encountered any issues or contractor turnover. Beacon's team has extenvise experience managing closeouts and follows a formal project closeout process. In addition to providing a very important communications and oversight role during this process, Beacon can lead or assist in all of the following areas, as required:

  • Inspection of the project & development or review of completion punchlist
  • Reviewing / verifying completed work (as defined by contracts & certificate of substantial completion)
  • Reviewing and, when required, assisting with development of formal closeout process
  • Assisting with collection/review of lien waivers from subcontractors and/or suppliers
  • Communicating with owner and owner's representative and other parties related to any non-conforming work
  • Reviewing / verifying warranties, workmanship bonds, ongoing maintenance service agreements, & final certifications
  • Inspecting project to verify final completion
  • Reviewing / approving any final invoices and payments to contractors and suppliers
